ESR is a leading logistics real estate specialist, and we are looking for a highly motivated Investment Manager / Analyst to join our team in Singapore. In this role, you will help drive business growth and investment performance by identifying, evaluating, and executing strategic transactions within the logistics and industrial real estate sector. Key Responsibilities: Develop and execute capital transaction strategies to grow ESR's logistics real estate portfolio in Singapore. Identify and evaluate acquisition, development, and joint venture opportunities in the logistics and industrial sectors. Cultivate and maintain strong relationships with logistics occupiers, investors, brokers, landowners, and key industry stakeholders. Generate and manage a healthy pipeline of investment and leasing opportunities through market research, cold outreach, and strategic networking. Conduct market and site analysis with a focus on logistics demand drivers, infrastructure connectivity, and supply chain dynamics. Present investment opportunities and business proposals to internal and external stakeholders. Lead deal structuring, pricing analysis, due diligence coordination, and commercial negotiations. Draft and review term sheets, heads of agreements, and transaction-related documentation. Report on transaction progress, deal performance, and portfolio value creation opportunities. Support cross-functional collaboration across development, leasing, legal, and finance teams. Undertake additional projects and tasks as directed by the leadership team. Requirements 5+ years’ experience in real estate investment, capital transactions, or business development—ideally within logistics, industrial, or commercial property. Deep understanding of logistics real estate fundamentals, including warehousing trends, occupier needs, and capital flows. Strong network of industry contacts in the Singapore logistics and property investment market. Excellent communication, presentation, and negotiation skills. Commercially savvy with strong financial acumen and analytical capability. Self-starter with the ability to manage multiple deals and projects in a fast-paced environment. Candidates with less experience who demonstrate strong analytical skills, commercial acumen, and a passion for real estate. Suitable candidates may be considered for an Analyst position.
